Rental "Agreement Form"

Rental Agreement Parties:

  • Host: James and Charon Knight (Westwood Retreat L.L.C.)

  • Guest:  Your Form Submission First Name and Last Name

Property Details:

  • Property Name: Westwood Retreat L.L.C.

  • Property Address: 2518 West Wood Drive, Donnelly Idaho 83615

  • Rental Period: "Check In" is after 3:00 PM and Check Out is before 11:00 AM unless agreed to by text message or email.  The rental start and end dates are based on payment applied and agreed with Host and confirmed below.

  • The "Welcome Booklet"is referred to in this agreement form which is also printed for customers found on the Kitchen counter as well.

Property Rules:

  •  Be respectful of neighbors.

  •  Quiet Hours from 10:00 p.m. to 8:00 a.m.

  •  Pets are not allowed unless accepted by Federal or Idaho State Law.  i.e. Service Animal

  •  No trespassing on any surrounding properties.

  •  Motorized vehicles (ATV, UTV, Snowmobiles) are only for use to ingress and egress using the driveway and   limit the number of trips through and around the subdivision.

  •  The driving speed in the subdivision is 20 mph maximum.

  •  If occupying the rental during the weekdays, take the large green trash can and put it on the opposite side   of the street from the rental.  Place trash cans out on Wednesday before end of day and return Thursday   before end of day.  Do not block access to the trash bin, while on the street.

  •  No smoking anywhere on the property.

  •  No amplified outdoor sound or music at any time.

  • The Host recommends that the Guest obtains travel insurance to cover personal belongings and unforeseen events.

  • Guest will not block driveway to allow snow plow and vehicles to pass.

  • Guest will not have access to garage below unless agreed to by text or email. The Host may enter the property with reasonable notice for maintenance or inspections. The Host will have access to the garage below with reasonable notice of entrance by text or email.

Hot Tub Rules:

  • Shower before entering - It is important because makeup and body sprays clog up the filter and change the chemistry of the hot tub.  This can take a couple of days to correct or drain the tub which will make the tub out of service for the next guest.  

  • SPA Capacity 5 persons.

  • No Food or Drinks in Hot Tub.

  • No Glass OR Breakable items in Hot Tub.

  • Pregnant women, small children, people with health problems, people consuming alcohol, narcotics or other drugs that cause drowsiness should not use spa without first consulting a doctor.

  • Maximum use is 15 Minutes suggested by Dr's - unless you lower the temperature.

  • Children Under 14 years of age must always have adult supervision. (Non-Swim Diapers are NOT allowed as they clog filters)

  • Maximum Water Temperature 104°F.

  • Keep the SPA Cover Closed over the tub any time when not in use. 

  • SPA HOURS 8:00 AM TO 10:00 PM -   The rule is due to Valley County noise restrictions on businesses. 

  • DO NOT unscrew / adjust float dispenser (Blue Floater in Hot Tub) - You may remove it temporarily while occupying the hot tub but must be placed back into the Hot Tub while not in use.

Terms and Conditions:

  • The Guest understands that until the full payment is processed or if a deposit is received that the dates may not be secured. 

  • The Guest agrees to follow the Hot Tub Rules Listed above.

  • The Guest agrees to follow the Property Rules Listed above.

  • The Guest agrees to follow Firepit or Campfire Rules. (Found on onsite near firepit or Welcome Booklet).

    • Firepit is closed from the last day in October to the last day in April. It is also closed during burning ban days.

  • The Guest will report any previous damage upon entry of the property which they believe they are not responsible for within 2 hours of arriving on first day.

  • The Guest will pay for any damage while staying at Westwood Retreat.

  • The Guest will not sub-lease the property. 

  • The Guest will be onsite while any guests are visiting.

  • The Guest accepts that the Host does not offer refunds of any deposit funds provided.

  • The Guest will follow the “Check-Out” steps located on the last page of the "Welcome Booklet" also printed in the Kitchen before leaving.

  • The Guest agrees to use the internet service provided responsibly and lawfully.

  • ​The Guest must keep the property clean and report any issues immediately.

  • Host can evict the "Guest" and all visiting guests if they stay outside of their agreed dates.

  • Host can evict the "Guest" and all visiting guests if any of the "Terms and Conditions" are not followed.

  • Host is not responsible for an "act of God" event(s)".  

    • a natural event or disaster where there is little the homeowner could have done to prevent the damage. Acts of God include earthquakes, hurricanes, tornadoes, and even severe storms.​

  • Host is not responsible for neighbor disputes such as barking dogs or parties.  Guest to contact Sheriff Department.​ (Contact Number in Welcome Booklet)
